Our clients loved the location of their downtown Newburyport home, but, as is the case with many historic homes in the area, the layout was not ideal for their young family’s lifestyle. Steep staircases, a narrow entryway, wasted living room space, and a lack of closets were all working against an optimal living environment. To maximize the house’s functionality, we completely reimagined the layout by relocating and redesigning the staircases, creating a new entry space, and expanding the primary suite. The end result was a modern family home that worked with the way our clients live.

REIMAGINED LAYOUT
The home’s original floor plan worked, but it was outdated and not ideal for our clients’ lifestyle. When you entered the house, you were greeted by a steep staircase and a narrow entryway, with no real place to put or store outdoor apparel. The main staircase was relocated to the center of the home, creating a new entryway with a large closet and built-in bench, as well as a first-floor bathroom. We also removed the secondary set of stairs to expand the primary suite on the second floor, creating space for a walk-in closet and a larger primary bathroom.
NEW STAIRCASE
Originally built in the late 1800s, the main staircase was quite steep and narrow. To accommodate the new stairway design and location, we framed a second-floor dormer. We widened the staircase and adjusted the riser height to ensure the new structure was code-compliant. To compact the staircase in the existing dining room, we built two quarter landings flanked by three new windows.
FAMILY FIRST
While the location was perfect for our clients, the home’s interior did not meet their growing needs. One of our clients lived in the home as a child, so it was time to make it their own, mixing memories from the past and future family needs. We renovated a first-floor office for work-from-home use, swapped an awkward powder room for a semi-hidden dry bar, added a 3/4 bathroom on the first floor, and relocated the laundry machines to a nook on the second floor. Additionally, we created a private primary suite equipped with a new bathroom and walk-in closet.
