Design-build means one team handles both the design and the construction of your remodel. Instead of hiring someone to draw the plans and then finding a separate company to build them, you work with a single firm that designs the project and coordinates the trades who carry it out. BLB Design / Build is a design-build firm based in Amesbury, Massachusetts. We have remodeled homes across the North Shore and Seacoast New Hampshire since 2012, and we are a Pro NE member. Founder Ben grew up in the trades, and that hands-on background shows in how carefully we plan a project and how we treat your home while we are in it.

Architect + Contractor
Separate design and build phases
You hire someone for the drawings, then bid the work to a traditional building company. You get more separation between design and price, but you manage the coordination between them.
This can be a good fit when a project needs specialized architectural design.
A traditional building company can do excellent work. The difference with design-build is that the people who price and build your project are involved while it is still being designed, so the plan and the budget stay connected the whole way through.

We work with homeowners within about 30 miles of our Amesbury studio. On the North Shore that includes Newburyport, West Newbury, Newbury, Rowley, Boxford, Georgetown, Ipswich, and Essex. In Seacoast New Hampshire we work in Exeter, Portsmouth, Stratham, Hampton, Hampton Falls, North Hampton, and Rye.
Many homes here were built decades ago, so we plan around older framing, plaster walls, and town-by-town permitting, including historic district review where it applies. From kitchens and baths to in-law suites, finished basements, and historic home renovations, the design-build process stays the same.

What is design-build?
Design-build is a method where one company handles both the design and the construction of your project under a single contract. You get one team and one point of contact from the first plans through the final walkthrough, instead of managing a designer and a builder separately.
How is design-build different from hiring a general contractor?
On the traditional path, you have your project designed and then hire a traditional building company to build it, and you coordinate between the two. With design-build, the people who design your project and the people who build it are on the same team from the start. The plan and the budget stay connected, and one team is accountable for the result.
What happens in the first consultation?
We start with a phone call to understand your goals and priorities. Then we visit your home, take photos of the space, and have an early budget conversation. You receive a written scope statement and a budget range to guide the next steps.
How do you handle changes once construction starts?
Change orders are written down, priced, and approved before any extra work happens. Our change-order log shows exactly how a change affects the budget, so there are no surprises on the final bill.

Yes. Many North Shore and Seacoast homes have older framing and real historic character. We plan for what is behind the walls and coordinate trades experienced with older homes and historic district requirements.
