Will I get a schedule?
Definitely. You can quickly review your updated project schedule anytime by accessing our construction software, CoConstruct™.
When can we start construction?
While the contract includes a tentative start date, you will receive a concrete start date following our receipt of the building permit. When planning your project start date, we factor in: the current lead times for supplies related to your project, any work that requires seasonal agreeance (e.g., exterior painting, excavation, and concrete), and our current waitlist of scheduled projects.
How can I estimate the duration of pre-construction?
This heavily depends on your project’s size and scope. The larger the project, the more design meetings and scope development are required to bring your project to fruition.
How frequently will I be provided with project updates?
Our project manager will schedule bi-weekly meetings at the start of your project. Bi-weekly meetings, held in-person or virtually, offer updates on the previous week’s progress, the upcoming schedule, and any outstanding questions.
What is an additional work order?
An additional work order is a result of changes requested by the homeowner after the contract is signed outside the scope of work.
What is a change order?
Change orders are unforeseen work that must be addressed in order to continue with the original scope of work. For example, rotted beams, foundation issues, double walls + ceilings, and water or insect damage.
How do we move forward with a work order or change order?
BLB will always provide an estimated cost for the additional work. Once approved, we can begin the work or change order tasks. Payments for work orders and change orders vary depending on what type of contract your project has. If you have a fixed price contract, work orders and change orders are billed separately from progress payments and are due when you sign the approval. If you have a cost plus contract, then work orders and change orders are included in the bi-weekly invoices of costs to date.
Which selections does BLB research and provide?
Typically, our project developer will assist in selecting plumbing fixtures, tile products, and stone. Our office will always procure plumbing fixtures to ensure fixtures meet the local plumbing codes and regulations. Our team will recommend a trusted, local designer for assistance if your project requires specialty selections and finishes.
What are the homeowner’s responsibilities for making product selections?
While we collaborate with our clients and assist with product selections, which may include tile, stone, flooring, hardware, and more, homeowners are encouraged to research their preferences and visit product showrooms when making decisions. Appliances and electrical fixtures are handled solely by the homeowner, but we are happy to assist with coordinating the delivery. All electrical fixtures and appliances must be on-site before the electrical and plumbing finish.
Anything else I should be aware of?
Remodels have ups and downs, twists and turns – but like a rollercoaster, the ride comes to an end, and you feel exhilarated. You can trust that we’ll be right there with you, smoothing the friction of the curves – and together, we’ll create a gorgeous home-space that thrills.
