Architectural Styles Across the North Shore
From Newburyport's Federal-era homes to Amesbury's Georgian colonials, each architectural style presents distinct opportunities and considerations. Understanding your home's heritage is the first step toward a renovation that honors its past while serving your present.
Georgian
1700s – 1780sCharacterized by symmetrical facades, central chimneys, and formal room arrangements. Georgian homes often feature original wide-plank floors and hand-hewn structural elements that require careful consideration during any renovation work.
Federal / Federalist
1780 – 1830Refined elegance with delicate detailing, elliptical fanlights, and decorative moldings. Common throughout Newburyport's historic district, these homes blend well with European transitional design approaches that honor their original sophistication.
Colonial Revival
1880 – 1955A return to colonial aesthetics with modern construction methods. These homes often offer more flexibility for updates while maintaining period-appropriate exteriors and traditional room layouts.
Victorian & Second Empire
1860 – 1900Ornate detailing, asymmetrical facades, and distinctive rooflines define these later historic homes. Renovations often focus on updating cramped kitchens while preserving elaborate millwork and decorative elements.
Cape Cod & Saltbox
Traditional New EnglandPractical designs built for the coastal climate. Low ceilings and compact layouts present opportunities for thoughtful space planning that improves function without altering the home's essential character.
First Period
1620 – 1720The earliest colonial homes, particularly prevalent in Ipswich and Newbury. These rare structures require the most careful approach, often involving collaboration with preservation specialists and historical societies.
Historic Home Projects
Every historic renovation tells a story of balancing preservation with progress. Here's how we've helped North Shore homeowners transform their historic properties while respecting their architectural heritage.

Georgian Remodel - Amesbury
This mid-18th century home had great bones, but the kitchen - relocated to an addition built 100 years after the main house - had developed severe structural problems. Working alongside Latady Design, our team discovered compromised framing during demolition that required creative problem-solving.
The solution involved installing hand-hewn beams salvaged from a barn in Maine, channeled internally to conceal structural steel while maintaining maximum ceiling height. The finished space features heartwood pine floors matching the original home, Benjamin Moore Historical Collection paint colors, and a 106 sq. ft. island painted Newburyport Blue.

Federalist Remodel - Newburyport
The owners of this Federalist-style home knew exactly what they wanted: a European transitional aesthetic that would honor the home's refined character while introducing modern functionality. Working with Vesta Architecture, we gutted the kitchen and primary bathroom to realize their vision.
In the kitchen, we removed two cased openings and the sunken dining area to create a more open floor plan. Custom inserts include a pull-out cleaning supply cabinet, two-tiered utensil drawer, and an appliance garage with pass-through to the dining room. The primary bathroom features a French bateau clawfoot tub, Morris & Co. wallpaper above decorative tile wainscoting, and a smart toilet with integrated bidet.

What Historic Renovations Require
Working on homes built before modern construction standards means encountering conditions that require specialized knowledge and trusted trade partners. Here's what sets historic renovation apart.
Structural Expertise
Older framing methods, hand-hewn beams, and unconventional load paths require experienced assessment. We work with structural engineers who understand historic construction and can design solutions that preserve character while ensuring safety.
Material Knowledge
From heartwood pine flooring to Benjamin Moore's Historical Collection, selecting period-appropriate materials requires knowing what's authentic and what's available. We help source finishes that honor your home's era while meeting modern performance standards.
Trade Coordination
Not every electrician or plumber has experience routing modern systems through century-old construction. We coordinate with trade partners who've worked in historic homes and understand how to integrate updates without damaging original fabric.
Modern Integration
High-end appliances, radiant floor heating, and contemporary fixtures can complement historic architecture when thoughtfully specified. We help select upgrades that enhance daily living without compromising your home's essential character.
Serving Historic Communities Across the North Shore
Massachusetts' North Shore holds one of New England's richest concentrations of historic architecture. From Ipswich - one of the oldest continually inhabited settlements in America - to Newburyport's Federal-era downtown, these communities contain homes that have witnessed centuries of history.
BLB Design / Build serves homeowners throughout these historic communities, bringing the same attention to detail whether you're renovating a 1762 Georgian or updating a 1920s Colonial Revival. Our Amesbury office puts us at the center of the North Shore's historic housing stock, with easy access to projects from the Merrimack Valley to Cape Ann.

Common Questions About Historic Home Renovations
Do I need to work with a historic commission?
It depends on your home's designation and location. Homes in local historic districts or individually listed on historic registers may require review of exterior changes. Interior renovations typically don't require commission approval unless your home has specific preservation easements. We can help you determine what applies to your property during our initial assessment.
How do you preserve original architectural details?
We document existing conditions thoroughly before any work begins, identifying elements worth preserving - original moldings, hardware, flooring, or structural features. When possible, we restore and incorporate these details into the finished design. When elements can't be saved, we work with suppliers who can match period-appropriate replacements.
Can modern kitchens work in historic homes?
Absolutely. Our Georgian Remodel and Federalist Remodel projects show how high-end appliances, contemporary layouts, and modern conveniences can complement historic architecture when thoughtfully designed. The key is selecting finishes and fixtures that honor the home's character while delivering the functionality you need.
What's involved in structural assessment of an older home?
Historic homes often reveal surprises during renovation - previous modifications, settling, or unconventional framing. We coordinate structural evaluations early in the process to identify concerns before construction begins. When issues arise, our team works with structural engineers to develop solutions that address the problem while respecting the home's historic fabric.
How do you match new construction to existing historic elements?
Matching requires sourcing the right materials and working with craftsmen who understand historic techniques. For our Georgian project, we used hand-hewn beams from a Maine barn to match the home's original character. We also rely on historical paint collections, traditional flooring options like heartwood pine, and custom millwork to blend new work with old.
How long does a historic home renovation typically take?
Timeline varies significantly based on scope, condition, and any regulatory requirements. Historic homes often require additional time for assessment, specialty material sourcing, and addressing discoveries during construction. Schedule a consultation to discuss your specific project and get a realistic timeline estimate.
